The Foundry & Brick Newsletter

The Lowcountry rental market, explained monthly for owners, tenants, and investors.

October 2026 Edition

Welcome to the first edition of our monthly newsletter. Each month, Christen and McKenna share what we are seeing in the Lowcountry rental market, from Nexton and Summerville to Charleston and Mount Pleasant, along with practical advice you can use right away. We write for three groups: owners protecting a property, tenants looking for a great home and a smooth tenancy, and investors deciding where to buy next.

The market at a glance: October 2026

Fall is the Lowcountry’s transition season. The summer rush of families moving before the school year has passed, and the rental market shifts toward a steadier pace. Here is what we are watching across our service area.

  • Nexton, Cane Bay Plantation, and Carnes Crossroads: newer master-planned homes continue to compete with one another, so presentation, pricing, and timing matter more than ever.
  • Summerville and Ladson: steady demand from families and commuters who want space, schools, and a manageable drive to North Charleston and the I-26 corridor.
  • Goose Creek, Hanahan, and Moncks Corner: practical, commuter-friendly rentals remain popular with tenants who work at the port, the airport area, and nearby employers.
  • Mount Pleasant, Daniel Island, and Charleston: tenants here expect polished homes and quick answers, and they tend to move quickly on well-presented listings.
  • Ridgeville: continued interest from workers connected to the large employers and new development growing along I-26.

For owners: five fall tasks that protect your rental

A little attention now prevents expensive surprises in winter.

  • Clear gutters and downspouts after the first leaf drop, and confirm water drains away from the foundation.
  • Have the HVAC system serviced and change filters before heating season begins.
  • Test smoke and carbon monoxide detectors and replace batteries when the clocks change on November 1.
  • Walk the exterior for loose shingles, caulking gaps, and trees that could threaten the roof if a storm arrives. Hurricane season officially runs through November 30.
  • Review your lease-end dates. Renters move less between November and February, so a lease that ends in winter can mean a longer vacancy. Talk to us about aligning renewals with the spring and summer months.

For tenants: making fall and winter easier

Small habits make a rental more comfortable and help you avoid avoidable repairs.

  • Change your HVAC filter on schedule. It is the easiest way to keep the system running well and your energy use down.
  • Keep your renters insurance current. It protects your belongings, and approved residents are required to maintain it throughout the lease term.
  • Report leaks, pests, and heating problems as soon as you notice them. We would much rather fix a small issue than a large one.
  • Know your flood-prone streets. Fall king tides and heavy rain can flood low-lying roads in parts of Charleston, so plan alternate routes on those days.
  • Planning to move? Review your lease for the notice period and talk with us early so we can help with a smooth move-out.

For investors: where we are looking

The Tri-County area continues to grow, and growth shapes rental demand. When we talk with investors, we focus on the fundamentals rather than headlines.

  • Employment: the Port of Charleston, Boeing South Carolina, Volvo Cars in Ridgeville, Joint Base Charleston, and the area’s hospitals and universities all support steady demand for rental housing.
  • Location: homes near I-26, I-526, and major employers, with easy commutes, tend to hold tenants longer.
  • Condition: homes that are updated and well maintained rent faster and keep tenants longer, which lowers the cost of turnover.
  • Management: the right property manager protects the numbers on paper by handling screening, maintenance, and communication consistently.
