Will I receive monthly and year-end reports for my property?

Yes, you will receive detailed monthly owner statements that outline all income, expenses, and activity for your property.

At year-end, we also provide a comprehensive statement summarizing your property’s profit and loss, making it easy to share with your CPA or tax preparer.

If you ever need additional reports or customized documentation, just let us know—we’re happy to provide whatever you need to make tax time as smooth and efficient as possible.

How do I get started with the management of my property?

Getting started is simple and fully guided from day one. You’ll work directly with a dedicated Business Development Manager who will walk you through every step, answer your questions, and make sure you feel completely comfortable moving forward. No question is too small. We’re here to help! No pressure, no gimmicks. 

Once you’re ready, we’ll prepare a management agreement package for your review and signature. From there, we move quickly through onboarding, gathering property details, setting expectations, and preparing your home for the market based on your timeline.

Our goal is to make the process seamless, efficient, and tailored to you, so we can get your property listed and performing as quickly as possible.

Will I have an online portal to review important documents and receive communications?

Yes, you will have access to a dedicated online owner portal designed to keep everything organized and easily accessible.

Through your portal, you can:

  • View monthly owner statements
  • Access your tenant’s lease and other important documents
  • Track key property information in one convenient place
  • Communicate directly with your property management team via messages, texts, and email

It’s a simple, streamlined way to stay informed and connected, with everything you need right at your fingertips.

How long is my management agreement?

Your management agreement begins with the start of your tenant’s lease and remains in effect through the duration of that lease term.

At the end of the initial lease, if you choose to continue with our services, a new management agreement will be executed alongside the renewal or signing of a new lease. This ensures everything stays aligned and up to date with your property and tenancy.

When do I get paid?

Owner disbursements are processed on or around the 10th of each month, once all rent payments have been received, cleared, and any applicable expenses have been accounted for. Funds are issued via your preferred payment method to ensure timely and consistent delivery.

If the 10th falls on a weekend or bank holiday, payments will be processed on the next business day. Please note that any late rent payments may impact the timing of that month’s disbursement, but we work diligently to keep you informed and your cash flow as consistent as possible.

How is rent collection handled? 

We collect rent on your behalf at the start of each month. Tenants can pay conveniently online or in-office, with payments typically due by the 5th to ensure everything is processed on time.  

How do you screen tenants for my property?

We take tenant screening seriously to ensure your property is placed with the most qualified and reliable applicants.

Our process includes:

  • State and national criminal background checks
  • Credit evaluation (typically 650+ minimum)
  • Income and employment verification
  • Rental history review and landlord references
  • Verification of ESA and service animal documentation

We consistently follow our qualification standards to protect your investment and provide you with confidence in every placement.
