TENANT FAQs

Rental Qualification Requirements

Foundry & Brick Residential Management applies fair, consistent, and non discriminatory screening standards to all applicants. All applications are reviewed individually based on the complete qualification profile. Meeting one guideline does not guarantee approval.

Income Requirements

  • Combined gross household income must generally equal a minimum of three times the monthly rent.
  • Income must be stable, verifiable, and sufficient to demonstrate the ability to consistently satisfy lease obligations.
  • For households with multiple applicants, income weighting may be based on the strongest and most verifiable income sources.

Additional factors may be considered, including:

  • Debt to income ratio
  • Recurring obligations
  • Cash reserves
  • Prior payment history
  • Overall financial profile

Employment & Income Verification:

Employed Applicants are required to provide:

  • Recent pay stubs
  • W2 forms
  • Employer contact information
  • Employment verification
  • Offer letters if recently hired

Newly Employed Applicants are required to provide:

  • Signed offer letter
  • Start date confirmation
  • Compensation details
  • Proof of active onboarding or employment status

Employment & Income Verification:

Employed Applicants are required to provide:

  • Recent pay stubs
  • W2 forms
  • Employer contact information
  • Employment verification
  • Offer letters if recently hired

Alternative Income Sources may include:

  • Social Security
  • Disability income
  • Retirement income
  • Trust income
  • Child support (if voluntarily disclosed)
  • Other documented recurring income

Credit Requirements

Standard Approval

  • Applicants must have a minimum credit score of 650 or higher.
  • Standard approval is generally subject to a security deposit equal to one month’s rent, subject to owner approval and applicable law.

Conditional Approval

  • Applicants with credit scores between 599 and 649 may be considered for conditional approval.
  • Conditional approvals will require a security deposit equal to two months’ rent.

Residential & Rental History

  • Applicants must provide a minimum of three years residential history, including prior addresses and landlord references when available.

Positive Rental History Includes:

  • On time rent payments
  • Proper move out notice
  • Good property care
  • No lease violations
  • Favorable landlord references
  • Any eviction within the past three years may result in denial.
  • Multiple eviction filings or judgments may result in denial.
  • Satisfied settlements may be reviewed on a case by case basis.

Bankruptcy & Financial Events

  • No open bankruptcy proceedings permitted.
  • Prior bankruptcies must be fully discharged.
  • Prior bankruptcies should generally be aged five years or more.
  • More recent bankruptcies may require additional review and supporting documentation.

Guarantor / Co Signer Policy

  • Guarantors and co-signers are not permitted under standard application guidelines.

Criminal Background Review

  • Automatic Denial Criteria
  • Felonies within the past 10 years
  • Violent crimes against persons or property
  • Drug related offenses within the past 5 years
  • Crimes involving sex offenses
  • Terrorism related offenses
  • Animal cruelty convictions
  • Pending Charges / Arrests
  • Pending charges or arrests are not automatic denials.
  • Additional documentation may be requested for review.

Occupancy & Age Requirements

  • All applicants must be 18 years of age or older or otherwise legally authorized to enter into a binding lease agreement.
  • Every adult occupant intending to reside in the property must complete a rental application, identity verification, and screening process.
  • Standard occupancy guidelines are generally two occupants per bedroom plus one additional occupant.

Renters Insurance

Approved residents are required to maintain renters insurance throughout the lease term.

Coverage may include:

  • Personal property coverage
  • Foundry & Brick Residential Management must be listed as an additional interested party on the policy.

Rental History

  • Positive references from previous landlords
  • No evictions or eviction filings in the past 7 years
  • No history of property damage beyond normal wear
  • First-time renters may require a qualified co-signer

Background Check

  • Criminal background check will be conducted for all applicants 18+
  • Evaluated on a case-by-case basis considering nature, severity, and recency
  • Certain convictions may result in denial per property owner guidelines
  • We comply with all applicable fair housing laws in our evaluation

Identification

  • Valid government-issued photo ID required for all applicants 18+
  • Social Security number required for credit and background checks
  • All occupants 18+ must submit a separate application

Pet Policy

Where pets are permitted (owner discretion):

  • Maximum of two pets per property unless otherwise approved
  • Breed restrictions apply
  • Weight restrictions may apply
  • Insurance restrictions may apply
  • Current vaccination records required
  • Pet screening required
  • Non-refundable pet fees apply ($250.00 per pet)
  • Monthly pet rent may apply ($25.00 per pet per month)
  • Verified service animals and legally compliant assistance animals are handled in accordance with applicable law.

Find a Property

Browse our available rentals and schedule a showing.

Submit Application

Complete an online application for each adult applicant.

We Review

Applications are typically processed within 1-3 business days.

Decision

You’ll be notified of approval, conditional approval, or denial.

Application Fee

A non-refundable application fee of $75.00 is required for each adult applicant of over 18 years of age. This covers the cost of credit reports, background checks, and rental history verification.
