Your Listing Didn’t Sell: Could Renting Be the Smarter Bridge?
When a home sits on the sales market longer than expected, the next conversation with the owner deserves more than another price reduction. A well-researched rental alternative may preserve options while creating an income opportunity.
Five questions to walk through with the owner
- Price. Is the home priced where buyers are, or would another reduction cut too deep?
- Equity. How much does the owner have, and do they need it now?
- Mortgage. Would realistic rent cover the payment, taxes and insurance?
- Lease length. A standard 12-month lease, or a term timed to a stronger selling season?
- Future sale. Plan for condition, timing and access so returning to the market goes smoothly.
A referral that complements the listing
For agents, a rental referral should complement, not compete with, the existing sales relationship. Discuss the owner’s goals, carrying costs and the possibility of returning to the sales market later.
Start with a rental analysis
A rental analysis can clarify whether the projected rent supports the owner’s expenses and how a longer-term lease fits a future sale. It is not a promise that renting is the right answer for every property.
