What Does a Property Manager Actually Do Each Month?

Owning a rental home is more than collecting rent. If you are wondering what full-service property management actually covers, here is what it typically includes in a normal month.

A typical month in property management

  1. Rent collection, including follow-up on late payments.
  2. Resident communication: questions, notices and lease reminders.
  3. Maintenance: taking requests, coordinating vendors and following up until the work is done.
  4. Accounting: tracking income and expenses and sending owner statements.
  5. Leasing and renewals: marketing vacancies, screening applicants and planning renewals before the lease ends.
  6. Keeping owners informed about decisions that affect their home and their investment.

The goal

The goal is less administrative work for the owner and a better experience for the resident. The best approach is proactive: establish clear expectations, document the property’s condition and use local rental comparisons rather than guesswork.
